The design process typically includes three phases of progressively increasing detail with client approval at the completion of each phase.  These phases are:

• Schematic Design
  Alternative concepts are developed based on the client’s objectives and the program is fleshed out with cost estimates to allow an informed choice in design direction.

• Design Development
  The selected schematic design is developed in detail with an itemized cost estimate to enable fine-tuning of the design and selection of materials.

• Construction Documents
  Drawings and specifications are prepared for competitive bidding and construction based on the approved Design Development plan. These detailed documents become the basis of the construction contract.
